The importance of residential property surveys

When purchasing a property, you're making a huge investment - your home is likely to be the biggest purchase you ever make, and it's important to remember that the valuation report commissioned by your lender is intended to give them the information they need rather than making sure you're aware of any issues with the property. That's where a residential property survey from RKJ Property Consultants Ltd comes in. We're RICS accredited surveyors, and we have 25 years of experience.

Based in West Mersea and the City, London, we operate across Essex and North London, providing residential clients with a complete range of survey services, from the most focused condition report that investigates specific issues to the most complete building survey.

Commercial surveys

A range of residential surveys available

Our residential surveys include:

  • Condition reports - A condition report looks for specific issues as instructed, for example damp or subsidence.
  • Snagging lists - These are surveys of new builds that look for any issues that the builder should take care of prior to you agreeing the purchase.
  • HomeBuyer Reports - A standardised report, this will give you all the essential information you require regarding the condition of the property, ensuring you can negotiate a fair price.
  • Building surveys - The most detailed survey we offer, this is a full structural survey.
  • Property valuations - Get a fair and accurate valuation of any property.
  • Expert witness reports - Should you become involved in a legal matter regarding your property, we can act as an impartial expert witness.

Defect analysis

One of the most important services we provide for residential clients is defect analysis. This is necessary when you have reason to believe there is an issue, and need a detailed investigation to understand the extent of the problem. For example, if you believe there is an issue with damp, roof leaks, cracks or rot, we can get to the bottom of it, helping you understand exactly what is causing the issue, and the work required to rectify it.

We recently carried out a survey of a grade II listed building in Chelmsford, a 7000sqft former NHS site, for a charitable organisation that was buying it. We identified issues with the roof, recommended repairs, and provided cost advice. Our knowledge of period construction was of great benefit in identifying defects in this type of construction.
