RKJ London advised on the construction of a compartment wall and all associated works for statutory compliance, splitting 6,000sq/ft of office space in Portman Square into two separate demises . Additionally, RKJ London advised on the costs put forward by the Landlord to undertake this work as these were to be undertaken by the Tenant and considered as part of the new lease deal agreed on the demised premises.

RKJ London undertook and prepared a full building  condition survey  and report of a  recently refurbished 16,000sq/ft office building in Chelsea. The offices extended over several retail units at Ground floor and a major super market at the rear . Externally, very little maintenance had been undertaken recently and a servifce charge cap was recommended.

RKJ London acted on behalf of a Residential Developer advising on Party Wall matters for the demolition works and restricted access issues on a development site in Sutton.  RKJ London served all Party Wall notices and prepared schedules of conditions in order to ensure access was in place in a timely manner to allow works to progress. RKJ London supervised all making good works to the neighbouring properties following demolition works being carried out.

RKJ Colchester have assessed and advised on the feasibility of the conversion of the loft space of a privately owned residential property into habitable accommodation with regards to planning consent and building control approval.  Subject to Planning approval RKJ Colchester will obtain competitive prices for undertaking the works and will supervise these through to completion.

RKJ London investigated and identified the source of a major water ingress problem into a residential managed block in the Docklands, London.  Additionally RKJ London specified the necessary remedial works to stop the problem, and are now waiting for the initial Section 20 notice to expire following which a tender exercise will take place to obtain a competitive cost to undertake the remedial works, which  RKJ London  will supervise.

RKJ Colchester assessed and advised on the anticipated financial dilapidations obligations on an light industrial unit in Essex where the tenant has a 5 year commercial lease.

RKJ London undertook a full building condition survey and prepared a  detailed report on a 5,000 sq/ft office building in NOHO, West End, London. The Landlord wanted the Client to take an FRI lease and  RKJ London advised against entering into this agreement due to the condition of the roof. The Client did not take the lease.

RKJ Colchester advised from a technical basis as to the resaon a double glazed panel within a unitised glazed cladding system failed in a high rise residential tower block, in Chatham, Kent.
